Four things that shorten a roof out here
A roof in Carver County is not doing the same job as a roof in Missouri or Texas, and it does not fail the same way. Here is what actually takes ours down, and what we look for on an inspection.
Ice dams at the eaves
Minnesota's freeze and thaw cycle is the number one killer of roofs in this county. Heat escapes the attic, melts snow at the ridge, and the runoff refreezes at the cold overhang until water backs up under the shingles. The fix is not a bigger gutter. It is a properly installed ice barrier, correct attic ventilation, and insulation that stops the heat loss at the source.
Hail, and the damage you cannot see from the ground
Carver County sits in an active hail corridor. Bruised shingles rarely look dramatic from the driveway. What gives it away is granule loss piling up at the downspout outlets, dents in soft metals like gutter aprons and roof vents, and dark circular spots that feel spongy under a thumb. We check the roof, the soft metals, and the gutters together, because a hail event that hits one usually hit all three.
Straight line wind off open ground
West of the metro there is a lot of open farmland and open water, and not much to slow wind down before it reaches a roof edge. Wind damage starts at the rakes, ridges, and any spot where a previous crew skimped on nailing pattern or starter course. Lifted tabs that reseal in summer heat will not reseal in November.
Snow load and long winters
Sustained snow load stresses the decking, the fasteners, and every penetration on the roof. It also means a roof that is already compromised has months to leak quietly into an attic before anyone notices a stain on a ceiling. If your roof is past the fifteen year mark, an inspection before winter is worth more than one after.

Know the rules before you sign
What Minnesota law says about your storm claim
After a hail event, Carver County fills up with door knockers from out of state. Minnesota has specific statutes that exist because of exactly that pattern. Knowing three of them is usually enough to sort an honest contractor from a problem.
Nobody can pay your deductible
Minnesota Statute 325E.66 makes it illegal for a residential contractor to advertise or promise to pay, rebate, or offset any part of your insurance deductible to win the job. If a contractor violates it, your insurer is not obligated to consider their estimate at all. Anyone offering to eat your deductible is telling you they will break state law, on your house.

Under Minnesota Statute 326B.811, if your insurer denies all or part of the claim you can cancel the roofing contract in writing within 72 hours, and the contractor has 10 business days to return your money. You should never be locked into a contract for work your carrier declined to fund.

Minnesota Statute 326B.802 requires residential roofers to hold a state license, and the number belongs in your written agreement so you can verify it. Check any contractor against the Department of Labor and Industry lookup before you sign anything, including us.
